Choose from our spacious 2, 3 and 4 bedroom floor plans; each featuring private bedrooms, private bathrooms, and plasma air filtration systems. Your fully-furnished apartment will include a 55" living room TV, kitchen island and pantry, stainless steel appliances, granite countertops, premium flooring, and modern finishes. High-speed internet, cable, electricity with a monthly usage cap, water, trash and sewer services are all included in your monthly rental installment.
Located just steps from the Winthrop University campus and within University Center, The Nest is perfectly situated in close proximity to class, restaurants, shopping and entertainment. When you're not in class or exploring the surrounding Rock Hill area, step outside of your apartment door to find numerous high end community amenities. Our Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you've chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.
The Green Fee is a small additional charge that ensures all appliances and certain utilities are running as efficiently as possible to keep the monthly cost at a minimum. The benefit to residents is not only a set cost each month but unlimited batteries, lightbulbs, and AC Filter replacements.
Lease is binding and cannot be broken. If you cannot live at the property after signing your lease, you will need to re-let. Contact a Unilodgers booking specialist for any further clarifications.
Q. What is Individual Leasing?
Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.
Q. What is a guarantor?
A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Q. Are the apartments pet-friendly?
Yes, our apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.
